To review the property portfolio and produce a strategy for the business for the next five years in respect of their property occupation
Provide a report on options for the business with regards to the portfolio of three properties for the next five years
These included the collation of portfolio data and measurement of the space and desks to determine occupational densities and metrics across the properties. We looked at space usage options from a more flexible working environment together with potential considerations around the use of technology in the business to drive down property costs.
Our report highlighted the need to replace one property with more space and to exit another property which was excessively large for the needs of the business.
At the point of delivery of the report, the brief was amended by the client to encompass a further five properties which were in the process of being acquired as part of a corporate takeover.
The exercise was then re-run incorporating the new units and the strategy produced and adopted. This required more extensive changes to the portfolio as part of the process of bringing together the different parts of the business and using property change as a means of bringing people together.
From this, a search was instigated for new premises for the business and, with it, we recommended an exit strategy from five leases and the short term extension of one lease.
