Solution provided:

Initial brief provided an area the client wanted and a very wide search area. First stage was to review the brief and challenge the client on the parameters they had set, whilst instigating the search as per the original brief. Review highlighted that the client had under-estimated space requirements on desk size and use, meeting rooms and kitchen facilities. The second element was a review of the location criteria and that radically narrowed the search area from within the Circle Line to MidTown centred on three Tube Stations.

Search refined and undertaken with initial short list of 12 properties and thence to short list of three. Negotiations run on two of the properties to mitigate risk and terms agreed. Then worked with building surveyor on fit out proposal; solicitor to agree documentation (including Licence to Alter) within short time scale; and client to obtain approval and sign off by Trustees.

Delivered keys to client within 3 months of commencement.
